3 Finding Prospects

When starting a new home search it is important to consider your ideal purchasing time frame, valuation of homes in your desired market, and comparable homes that have recently been purchased. Your Rennie Sales Associate can assist you in evaluating the market against your wants and needs, to help you narrow your search and find a home as efficiently as possible.

Purchasing time frame

First, identify when you want to purchase by and when you want to close and move by.

The purchasing process will be very different if you have a short deadline in place for buying a home, or conversely, if you are in no hurry to buy.

Valuation

As with any major purchase, when shopping for a home you want to ensure that you have a quality selection to choose from and get a good deal. It can be difficult to determine the fair market price for something as unique as a home. That’s where your Rennie Sales Associate can help. We know the Vancouver real estate and Lower Mainland markets very well and can assist you in determining the appropriate value for various homes.

Variables used in the valuation of a home include such things as location and neighbourhood, size and attributes of land, the age of the home and construction type, features and views, proximity to water, transportation options and even local government.

When assessing a home, you should consider the following attributes, in addition to your list of priorities and needs and call in a building inspector, if you are unsure, once you’ve made an offer:

Comparables

Comparing a home that you are interested in against others in the marketplace is a good place to start when considering placing an offer. Your Rennie Sales Associate has access to all the latest market statistics and will assist you in setting an accurate comparables evaluation.

The easiest way to compare potential houses is to break them down into a chart, comparing attributes and qualities of homes side by side. This way you can compare all aspects of each house and decided which house fits your needs the best.
